Buying an Accessible Home

Whether you’re looking for an existing retrofitted home or a home that you can retrofit to suit your needs, I can help. My goal is find you a home where you can live independently, safely and comfortably.

Have you been pre-approved for a mortgage? It’s important to talk with a Mortgage Broker or your bank to determine a realistic home buying budget. I can provide you with the names of mortgage brokers who will meet with you in your current home.

Have you consulted with an Occupational Therapist (OT)? If not, I can connect you with one.

If you’re buying a home that needs retrofitting, you’ll need to have a renovation budget too. If you need help to establish a renovation budget, I can recommend a universal design consultant and contractors who can assist with a budget.

Once the finances and search parameters are organized, then we need to discuss location. Where do you want to live?

Now that we have established what type of home you want, where you want to live, and how much you can afford, I will search for properties through various sources, including the Toronto Real Estate Board. Once I identify a home that is suitable I will inspect the property and take pictures and video which will allow you to have an accurate impression of the home. While I’m at the house I will determine if you are able to access the home for a personal inspection. Portable ramps and a bit of creativity are usually all that are needed to get in.

Finding the right home may be quick and easy or it may take research and persistence. I love a challenge and will work hard until I’ve found the perfect home for you. The next step is preparing the Offer to Purchase. I will have already provided you with blank copies of all the paperwork you’ll need to sign and encouraged you to read through the documents. If there are any further questions or explanations needed, this is the time to ask. It’s important for you to know what you’re signing and feel comfortable with the offer process.

In summary, when you’re ready to buy a home this is what I do:

  • I listen to what you want
  • I bring in the necessary experts
  • Coordinate the team
  • Do the necessary research and present my findings to you.

My goal is to make sure what you need and what you want is what you get!
